Step 1
Desktop Site Appraisal
Complete our online confidential desktop site appraisal questionnaire.
Once submitted, a member of our team will then review your details within 48 hours at no cost to you. If it meets our development criteria, we’ll be in touch to move to the next step.
Step 2
Site Meeting & Developer Review
Following a positive desktop site appraisal, a member of our team will call you to arrange a meeting at your property / land to discuss your expectations and to undertake our developer site review. This meeting will be with one of our experienced property developers.
Step 3
Option Agreement & Offer
Once we have completed our developer review, we’ll arrange a further meeting to come back and go through our recommendations, potential offer and options available.
At this point, there is no pressure on you to decide on whether to accept our offer. This is your opportunity however, to ask as many questions as you want and to get a better understanding of what is involved in the process. We will then leave our offer with you for you to decide if you would like to proceed. If you do, we’ll create an outline plan and a clear, straightforward option agreement.
Step 4




Planning Submission
Once an agreement is in place, we’ll get to work on your behalf appointing the various professional consultants needed for your planning application to be successful. We will cover all professional fees, taking on the risk so you don’t have to.

Estimated Timescales
Whilst this is not an exact science and very much does depend on your local planning department, we anticipate it should follow the following timelines:
Desktop site appraisal submission to Signed Option Agreement: 2-6 weeks
Planning application preparation and submission: 4-6 weeks
Local authority processing: 4-6 weeks
Planning decision: 12–20 weeks
Sale process post approval: 12-14 weeks
Total: Approximately 12 months
